Lease End-Date Calculator

Calculate a date from a lease start and term, with an explicit inclusive or interval convention and optional reminder date.

Enter the first day of the lease.
Enter a whole number, then choose whether it is days, weeks, months, or years.
Example for a 1-year lease starting January 1: inclusive ends December 31; full interval ends the following January 1. Month and year additions use the last valid date when needed.
The result shows a reminder date only; it does not send or schedule a reminder.

Lease End-Date Calculator — Frequently Asked Questions

Everything you need to know about this document and how to use it legally and effectively.

This calculator takes your lease commencement start date and total term length (measured in days, weeks, months, or years), applies your chosen calendar counting convention, and calculates the precise expiration date. It can also calculate an advance reminder date to ensure you never miss statutory notice windows for lease renewals or non-renewal notices.

This depends on the legal counting convention specified in your lease contract:

• Inclusive Convention (Most Common in Residential Leasing): The lease start date counts as Day 1. A 1-year (12-month) lease starting on January 1, 2026, ends on December 31, 2026 (the day before the calendar anniversary). This provides exactly 365 days of tenancy.
• Interval Convention (Exact Anniversary): The full term is added directly to the start date without subtracting one day (e.g., January 1, 2026 to January 1, 2027).

Our calculator allows you to select either convention to match the exact language in your lease agreement.

In many leases—particularly commercial leases and multi-unit residential agreements—these two dates are distinct:

• Lease Start (Execution) Date: The legal effective date the contract is executed and the tenant is granted contractual rights to the space.
• Rent Commencement Date: The date the tenant actually begins paying rent (which may occur weeks or months after signing if the lease includes a tenant improvement buildout period, fixture fit-out window, or free-rent concession).

Lease expiration terms are typically calculated from the Rent Commencement Date unless the contract explicitly states otherwise.

To find your notice deadline, subtract the required notice period (e.g., 30, 60, or 90 days) backward from the calculated lease end date:

Notice Deadline = Lease End Date - Required Notice Days

Example:
If your lease ends on June 30 and your lease requires 60 days advance written notice:
1. Subtract 60 calendar days from June 30.
2. The non-renewal notice must be formally delivered on or before May 1.

Our calculator includes a 'reminder days' field to compute this critical date instantly.

When a fixed-term lease expires, one of three outcomes occurs under state law:

1. Vacating the Premises: The tenant completely moves out on or before the end date after conducting a move-out inspection.
2. Formal Lease Renewal: Both parties execute a new written lease agreement or renewal addendum establishing new dates and updated rent rates.
3. Automatic Month-to-Month Conversion: If neither party serves a notice to terminate and the landlord accepts rent after expiration, the tenancy automatically converts into a periodic month-to-month lease under the existing terms.

When calculating terms in calendar months or years, date calculations clamp to the last valid calendar day of the target month. For example, a 1-month lease starting on January 31 ends on February 28 (or February 29 during a leap year). When calculating in days, exact calendar days are counted sequentially.

Early termination is legally restricted unless specific conditions are met:

• Legally Protected Grounds: Active military reassignment/deployment under the federal Servicemembers Civil Relief Act (SCRA), uninhabitable living conditions violating the implied warranty of habitability, or domestic violence protection orders.
• Contractual Early Termination Clause: Many modern leases permit early termination upon payment of a specified penalty fee (typically 1 to 2 months' rent) with 30 to 60 days advance written notice.
• Mutual Written Agreement: Landlord and tenant can voluntarily execute a Mutual Lease Termination Agreement at any time.

An automatic renewal (or evergreen) clause specifies that the lease will automatically renew for an identical term (e.g., another full 12 months) unless either party delivers written notice of non-renewal within a specified window (typically 30 to 60 days before expiration). Several states enforce strict disclosure laws requiring landlords to send an advance reminder notice before an automatic renewal clause can legally take effect.

Housing courts enforce statutory notice deadlines with zero tolerance for calculation errors. Serving a Notice of Non-Renewal, Notice to Vacate, or Notice of Rent Increase even one day past the contractual deadline can legally invalidate the entire notice, forcing the landlord to restart the notice period from scratch and potentially delaying property turnover by months.
